How long does it take to find a tenant?+
On average, we place a quality tenant within 2–4 weeks of listing. Time varies based on the rental price, area and property condition. We list on Property24, Private Property and our own tenant database simultaneously to maximise exposure.
What does the 8% management fee cover?+
The 8% monthly management fee covers tenant management, rental collection & disbursement to the owner, lease administration, routine communication, monthly owner statements, maintenance coordination, and regular property inspections. Maintenance costs are charged separately at actual cost.
Do you handle evictions if a tenant defaults?+
Yes. We manage the full eviction process including issuing Section 4 & 5 notices under the Rental Housing Act, Rental Housing Tribunal applications, and High Court eviction proceedings where necessary. Legal costs are typically for the landlord's account unless you are on our Guaranteed Rental Programme.
How is my rental income paid to me?+
Rental collected from tenants is held in our PPRA-registered trust account and disbursed to landlords by the 15th of each month, along with a detailed monthly statement. We are fully Fidelity Fund certified and trust account compliant.
What do I need to apply as a tenant?+
You will need: a clear copy of your SA ID or passport, your 3 most recent payslips or proof of income, 3 months' bank statements, a completed rental application form, and contact details for your current or previous landlord. Self-employed applicants should provide 6 months' bank statements and financial statements.
Can I inspect my property while it is tenanted?+
Yes. We conduct bi-annual routine inspections and provide you with a full photo report. Landlords may also request an additional inspection with reasonable notice (24 hours minimum as required by law). We accompany all landlord inspections to ensure professionalism and legal compliance.
